On a site with stunning views over the gardens of the adjacent German Embassy, 6 Hastings Park Road  is a 10-storey luxury apartment development in Alipore, Kolkata, that had to utilise the partially built structure of a 1970’s construction which was subsequently abandoned when the structure was completed to the 3rd floor. 

Having been derelict for 30+ years, planning permission could only be granted to complete a 10 storey building on the condition that the structure , core and height of building was unchanged. The challenge was to accept these restrictions and still create luxury apartments for the 21st century.  If it could be achieved without a new planning application, then the client would save 1 year.

aCTa achieved this whilst creating 2 much larger and Vastu compliant- apartments per typical floor,  instead of the 4 smaller units planned originally.

The architecture of the building is derived from the judicious use of beautiful timber effect vertical sliding aluminum louvre panels. These simultaneously provide the owners protection against the low East and West sun and allow the apartments to be fully naturally ventilated, they also provide privacy, and; cover up the ugly existing structural design which could not be altered.
